Application Criteria
THE FOLLOWING POLICIES HAVE BEEN ESTABLISHED TO ENSURE THAT ALL PROSPECTIVE APPLICANTS FOR A PROPERTY ARE PROCESSED BY GCA PROPERTY MANAGEMENT AND WILL BE TREATED EQUALLY.
Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application. Applications will be processed in the order received.
An incomplete application will not be considered
1.Each person 18 years of age or older must complete and sign an application and only the applicants may reside in the property. A completed and signed application from all the proposed occupants over the age of 18 must be submitted. ALL LINES MUST BE FILLED IN. Unfavorable information for an individual applicant may result in the denial of all applications for that group.(Incorrect or misinformation will disqualify you as a prospective tenant)
2. A $35.00 screening fee in cash, cashiers check, personal check, or money order is for the purpose of running credit, eviction reports, & processing of each applicant. Screening fee must be received prior to the start of processing an application.
3. A three year residency history; have the name, address and phone number of previous landlords ready. We require favorable responses from references and previous landlords.
4. You must have a credit report that demonstrates a willingness to pay financial obligations in a timely fashion.
5. You must have no evictions on your record.
6.Employment History and Sufficient Income: We require monthly income of 3x the amount of your monthly rent. Income will be verified from copies of the 2 prior month’s pay stubs provided with the application. Self employed applicants must provide their most recent tax return, business license and three (3) months bank statements.
7. Verifiable gross monthly income that is three times the rent. Verifiable income may mean, but not limited to, alimony/child support, trust accounts, social security, grants, or student loans.
8. Rental History: Must be verifiable from unbiased sources. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise or illegal activities, no unpaid NSF checks, and no damage to the unit upon move out. A minimum of one (1) year residential history is required. If a co-signer is necessary, the co-signer must also complete and sign an application. The acceptance of a co-signer is not normal policy and is subject to individual approval or denial by Owner/Property Manager. Qualified co-signers must meet all the screening criteria plus make 3x rent.
9. You will be denied if you have a conviction for any type of crime that would be considered a threat to real property or the ability of other residents to peacefully enjoy the premises.
10. Security Deposit: An upfront payment known as a security deposit of approx. $100.00 more than the monthly rent of the property is required when signing a rental contract. EX. If the rent is $1300.00 a month, the security deposit is normally $1400.00
11.We will accept first qualified applicant
12. Property will not be taken off the market without receipt of deposit-Certified funds, cashiers check or money order
13. Photo ID Required:
You must provide two forms of identification. Choose one from each group below:
Group A:
Passport (Foreign or US)
US Drivers License
US State Issued ID Card
Group B:
Social Security Card
US Birth Certificate
REsident Alien, work visa or student visa
(If faxing or scanning application, photo ID must be included or application will be considered incomplete).
Maximum Occupancy of no more than two (2) people per bedroom
You may be asked to pay a higher deposit (up to two times the rent) for the following:
No credit or poor credit (slow pay or discharged bankruptcy more than 1 year ago)
No landlord references (no roommate or family references)
Less than 1 year rental history
The total security deposit required will be that of the least qualified applicant
You will be denied tenancy and will forfeit your application fee for the following:
Incomplete or misrepresentation of any information on your application
Insufficient income
Eviction judgement (ever)
Felony charges and/or convictions (ever) or three or more misdemeanor charges
Judgement and/or multiple collections or charge offs in the last (7) years
Discharged bankruptcy within the last twelve (12) months .
Negative landlord reference including: money owed to prior landlord, three violation notices issued in a one year period (i.e. 72 hour notice, NSF, noise/disturbance, unauthorized pets), excessive damage upon move out
GCA Property Management will not discriminate against anyone if they have good credit, no criminal record, have the income to pay the rent, and have good references from previous landlords.
If you do not meet all these criterias, we contact the owner of the property to get an individual approval or denial based on the above information only. Our properties are individually owned-not owned by our company and the owners are contacted on all instances.
